I realise that it all depends on the market and if anyone actually wants a 1 bed flat in my area but from what I have heard 1 beds are generally in demand down here. Maybe I'm being incredibly naive but I am thinking it will go fairly quickly as is well presented, garden, driveway, large rooms etc.

In my obsessive checking of rightmove with propertybee, 1 beds in Bournemouth/Christchurch are the ones that have hung around for ages without being sold, or have dropped their prices in the recent months... The ones still holding their prices and gaining are 2 beds, especially those with gardens.

Of course it all depends on price but 2006 was the top of the boom for 1 beds and studio's in this area.

Good luck - If you read any of my other posts you'll see I'm a very frustrated potential FTB in the Bournemouth area,.. so I am obviously a bear,.. but I also know this area inside out!

I think in the current market you might as well throw all the previous seasonal 'rules' out of the window........

If you want to sell, get out there and on the market - you never know when your buyer will come along.

Anyone got any pearls of wisdom regarding how best to present the place to help it achive it's potential? I'm a good spring clean/declutter with a bit of touch up painting involved. Also thought I'd jet wash the outside space to spruce it up a bit. Is there anything else I should really focus on though? What will buyers notice that I dont?

    Thanks
Got any outstanding little DIY jobs? Get them done!

For example, I fixed some dado that needed replacement, sanded and painted a couple of doors, had a problem section of ceiling re-plastered and painted. Attached the alarm control box which was hanging off the wall a bit :o Nothing major, but little jobs that you learn to ignore when you're busy living life (or at least I learnt to ignore them ;) )

I also de-cluttered and presented the house like a show home. Surfaces were clear and clean, with only "dressing" type nick-nacks on display. Nothing too fancy, just enough to stop it looking bare. So, for instance I didn't bother dressing the dining table as if someone was about to eat a meal, but I did put a modern flower arrangement in the middle, and made sure the chairs were neatly arranged. Personal effects were put away in the bathroom cupboard and posh looking lotions only allowed on display! :)
I've got a plan so cunning you could put a tail on it and call it a weasel.
