LA not arranged Gas Check - How do I contact tenant

    Why is everyone assuming the T will be a problem ?

    90% of tenants will be fine with a gas check!

    You the Landlord are responsible for getting the Gas check done: The agent is just that, your agent, if they don't play ball contact tenant direct (stone me, you know where they live,..)

    If tenant declines to permit Gas check (highly unlikely) make sure you get this in writing from them.. I think any judge would then recognise your "repairing obligation" was limited.

    Any tenant who declined a gas-check for me would be out as soon as I could arrange it (legally): He'd obviously be barking!

    how are you going to do that ?? if they wont open the door for an inspection, there will be no chance they will open to sign a document which "hangs" them as a bad tenant.......

    you could get a statement from the gas engineer who had made the appointment and who was refused entry.. then you have third party corroboration....

    in the last 2 years i have had 3 tenants refuse this......

    its their childish way of "getting back at you" - this tiny minority of tenants dont seem to have the wit to realise it is their own lives and their kids' lives they are putting at risk.......
