It's for sale but heard nothing from estate agent

Hi,

I finally got my house on the market on Monday (first time seller). Should I be feeling a bit nervous as I've heard nothing, not a squeak, from the estate agent? Or is it a case of 'calm down shjo558', it's early days?

    It's a 'calm down' situation methinks!

    We've been on the market for 3.5 weeks and no viewings to speak of - if you trawl through the threads here there are many more that have been on the market much longer without viewings.

    Good luck, you never know.....;)

    I hope this doesnt come across as rude, but your EA should have a list of people they would expect to view straight away.

    I think to have heard nothing at all in the first week is pretty bad.

    When discussing price did you put it on the market to sell quickly or to hold out for the highest price posible?

    Really?

    Are you suggesting this should apply for every EA, anywhere in the country, for any size or price of home, regardless of local market?

    I'm in Scotland so had to have a home report - it's on the market at the value determined by the surveyor.

    My EA granted it was end of 2006 had a list of potential buyers and sold house on 1st day when official on offer and when I viewed houses I had my name down, I realise obviously things are different now but surely they want peoples buisness and anyone remotely interested in a house they will ask what they want and ask them if they want to be on a list

    I let me house on market over the EA valuation too and had a sealed bid war on house how times have changed

    So it sorta depends on how many 'remotely interested' folk make themselves known to the EAs..... which was vaguely my question - in this market, how many will there be?

    I think you have got a point. Yes, if the EA has a list of people who have expressed an interest in a particular type of property, the EA should have contacted them. (OP - the EA may have done a mailing - why not ring them up ask?) But having done that, if there is no-one who has rung back to express an interest and ask for a viewing, then the EA can't go out into the street and frogmarch people around your house.

    If the market was dead at the end of the summer, now we are into August it has just got deader (if that is possible).

    To NeverInDebt - This is the fourth time I've tried to sell my house and I have never known it so quiet - the housing market just dosn't compare to what it was 2006.

    we changed to chancellors estate agents three weeks ago. The first day we received an offer from someone who viewed with prev agents, so they handed it back to former EA to deal with. despite "promoting" as they said they would until we exchange as a backup, the new EA failed to come up with a viewer except yesterday EAcalled to ask me if someone can come tomorrow but i would have to do the viewing. I wasnt prepared to have any viewings as the garden is a bit of a state anyway.

    i told the ea i am not wasting my time as I am under offer already at asking price (price was dropped when changing agents so lady was keen to buy fully at new price) i told them to warn the viewer we were under offer and therefore any offers would have to be in excess of.

    Once the agent passed on what they should have done in the first place, the viewer emerged as a chancer, not proceedable and wouldnt go near the asking price.

    Agents really need to think.
