What time should we expect the keys??

Options
Hi all,

We are completeing next friday and the solicitor advised that she would contact us when the keys were ready to be collected.

What time of the day is this usually? Obviously we understand the sellers have to have time to move all thier things but we dont want to be rushing at the last minute to get out of our place?

Should we ring the solicitor on the morning to find out whats happening of just be patient?

We are FTB by the way so are lacking on experience of this situation!!

All help appreciated!

you are normally advised to be ready to move out around midday or 1pm.

On the morning of completion, you will receive a call from your solicitor to advise you that the monies have been transferred and the chain has completed. you are then able to go to the EA to get the keys.

We got our call at 11am and had to vacate by 1pm.

to be on the safe side, it's always good to plan and be ready for midday instead of a last minute rush.

well from my understanding of it it's "usually" middayish.

but you have to wait for all funds to go to all parties i believe before keys are released.

I picked mine up at 4:30pm! luckily we were FTB and not moving in that day otherwise i would have been even more fuming, (my solicitors fault, long story! lol)
  • We left our house at 9:30 and got new keys at 4:50, was seriously looking at staying in a hotel that night. The monies where held up in the chain and the it didn't actually complete on the day it should have, keys where released on an "undertaking" from all solicitors. It was quite a day!

Completion happened the day after and everyone claimed extra interest from each other. This was after we had exchanged 2 weeks earlier. The whole thing cost us about £200 in removal mens overtime (which we're trying to recover).

It SHOULD be about 1PM but be prepared...

  • As everyone else has said it is usually early afternoon but if you are moving out of a place and into another one it is best to be cleared out by noon. If you are in a chain with everybody's money having to fall into place it can take a few hours.

There is no set time to expect keys. Most solicitors will only authorise the realease of keys once they have received the money from the buyers solicitor. Sometimes its 10.00 am, sometimes 3.30pm.

How long is the chain your involved in? This may well have an effect on how long things take, solicitors will be waiting for the funds to come in on their related sale before passing on funds for the purchase.

Its usually best to aim for around mid day, but remember, most solicitors wil close for luch 1-2 so nothing can happen then.

If possible ask your solicitor to request funds from your mortgage lender for the day before, at least this way you won't bethe one holding things up.
