Has anyone encountered this?

Had a call from my EA today saying that before there is an exchange of contracts, my buyer wants to pop back around to our house to have another look around.

This sounds reasonable to me.....but the EA rang back 5 mins later and said she also wants to come around the day before completion.

Is she just being extremely paranoid....I mean...what am i going to do....take the ceilings?

The EA said it was extremely strange for a buyer to insist on doing this and had never experienced it before. The buyer told the EA it was on the advice of the solictor but when I spoke to my solicitor they said she doubts that any solicitor would advise that.

Im quite happy for her to come around....but is something amiss going on here?

    Hi I have read in stuff sent to me by my solicitor to go round just before exchange to make sure that everything is in as good a condition as when you first viewed it. don't know what they can possibly gain by going again the day before completion as they are legally commited to buying at that stage. i guess it's to ensure you haven;t taken the ceilings!

    I've heard people say that they've moved in to a house and they couldn't believe it was the same house they viewed. some owners apparently have broken sinks or baths and certainly not cleaned at all since exchange - perhaps this kind of thing has happened to them before?

    I wish I could remember where, but I've seen this "recommended" somewhere.

    Yes, it's a little paranoid, but I can't see any harm in it. You never know, you might get her to help with the packing :rotfl:

    I cant see her stopping long ( make sure youve packed your kettle ;) )

  • I wouldn't worry about it - most probably had a bad experience in the past and as DFC says are being a bit paranoid.

    I know of buyers who moved into their new property, which due to big chain was very late in afternoon, and after an exhausting day they discovered all electricity had been disconnected - no lights, no hot water -for first night in new home tired and exhausted :eek:

    One I still chuckle about was the enraged buyers who moved in to a very expensive house and discovered the toilet roll holder had been removed - everything else perfect - it's all relative:rotfl:

    Not that I have experience with stuff like this, but I would try to put her at her ease. Tell her that you understand her worry given all the stories that are going around, but that you consider yourself an honest and reasonable person, and wish to complete the transaction in that manner. You are an honest and reasonable person aren't you? :D
  • I would just agree - let her put her mind at rest.

    Anyway after exchange she find herself so busy packing and organising the move she hasn't got time to come round!
  • It could be that she has heard horror stories of lofts, sheds and garages that have not been cleared (in that case would tell solicitor to hold back couple of hundred). Or to make sure you have not taken what you you agreed i.e you may have said you will be leaving a bathroom cabinet and you will - but have swapped the nice one she saw with a crappy old thing. I once moved into a house and the people had taken all the light bulbs!
