How big is a bedroom?

Looking at houses I have found that some rooms hat are classed as bedrooms are not actually big enough to fit a standard single bed.

I wondered if there was a minimum size that a room should be to be classed as a 'bedroom'?

  • On a new-build development near where I live the smallest "bedrooms" were only large enough for a crib or cot and not much else. The developers certainly appeared to think they were bedrooms rather than cupboards with a window but this was a development where the kitchen work-tops were shallower than standard and there appeared to be nowhere to store something like an ironing-board or vacuum-cleaner.

    Caveat emptor!

This problem actually put us off a property. The 2nd 'bedroom' was 5ft at its widest point - basically the bed would touch both sides of the wall meaning getting into it would be from the lower end! This still meant it could be classed as a 2 double bedroom place (technically yes, practically no).

Beautiful property and i wouldnt really mind as we dont need a second bedroom for a bed but i imagine it would be hard to sell on in the future especially to someone who actually wants to use the proposed bedroom for a bed.

I think they can class it as what they want, its down to the buyer to decide if they fill it meets the minimum spec for what they would need it for.

A recent house program that goes abroad went to some lovely pine clad flat that had a door for each side of the double bed as there wasn't room to walk along the bottom of the bed.

I have to confess to shaving a couple of inches off the end of a cheap single bed to make it fit into my 3rd bedroom so that buyers would see that you can actually fit a bed in there (sort of)!

I don't think its really that much of a deception because the family next door have been using their equivalent room as a bedroom the whole time I've lived there. They did say it was a squeeze getting the bed in and it will only ever come out again in pieces! But it really can be used as a bedroom when necessary so I'm not lying about that.

New builds do take the mickey with bedroom sizes.... If it can't comfortably take a bed, wardrobe and chest of drawers...

Our last house, two of the bedrooms were 11' by 7' (widest point) and I think that is too small really (unless it is an occasional single).

Went to look around a £975k new build (Bath) and bedrooms 3 & 4 were 11' x 10' (bedroom 1 was large, bedroom 2 was 12' x 13'). Personally I felt that gese were not generous for a house at that value.... Call me old fashioned, but I want my child to have more space as he grows up.

Our "box room" at our old house that was counted as a bedroom (but we never would have used it as such... too small and it had a cut out for the airing cupboard) was only 6' by 6'.

The smallest bedroom we could actually use was about 8' by 10' which could just about be used as a double if you didn't need much furniture in it. As a single bedroom it was perfectly fine.
