hello all
Just wondering. Weve been thinking of moving out that way.
We looked at woodford but think its looking everso slightly pricey, but were not too familiar with the rest of that way east of Leytonstone.
schools arnt important to us ( no kids) but cheap rent, nice area, and good public transport are vital
Any thoughts?

One of my friends rents a flat in a block adjacent to the station in Debden (the not-so-nice end of Loughton, but near enough to Loughton for all the amenities and nice cafes etc. Like you, she has mobility problems, and finds the location incredibly convenient especially from a transport point of view. I am not sure how much she is paying for her 2-bed 2-bath 2nd-floor flat but I know she considers it a very good value area compared with other bits of the Central Line loop.
If you're reliant on trains I'm guessing you don't want to live on the part of the Hainault loop where the trains stop running in the early evening!Operation Get in Shape

We live in Epping and love it. It's great area, real community feel.
Epping station is at the end of the central line ( Its zone 6 about 40mins into Liverpool Street) and you have links near by for M11 and M25. But because of all this the area is expensive to buy/rent. Although there are small villages near by such as Ongar and North Weald, which are cheaper, but that's due to them being a drive away to Epping station.
Moving back along the central line Loughton is also nice.0 -

epping is very nice. So is Loughton. Nice country town feel to the places. If you are happy to live on the loop, the Hainault area is quite nice and more affordable than some of the other areas.
I know a fair bit about the areas on the Central Line from Buckhurst Hill to Epping (and part of the loop area) if you want to PM me.0 -
I live in Woodford Green (currently back with parents after selling house in E17) and going to buy there too.
East of E11 - well I would say that Snaresbrook, Woodford Green (not Bridge), Buckhurst Hill, Chigwell, South Loughton, and Epping Green/Upland are nice areas.
However these are pricey. Cheaper but nice areas are North Weald (reasonable semi rural), and South Woodford (can be expensive but is very up and coming with lots of new developments and shops/restaurants).
Even cheaper but not so nice: Woodford Bridge, Hanuailt end of Chigwell, North Loughton, and Debden.
Schools reasonable in area - well better than most of North East London!
Not sure if you wanted a house or flat as there are little flats compared to E11 area.0 -

I wouldn't consider anywhere around Ilford, Hainault and all of those places on the edge of London. Or for that matter Debden. What sort of budget are you thinking of to rent? As others have said, the cheapest are those without a central line stop.
Depends what you are looking for from the local area too with regards to being able to walk to supermarkets and stuff like that. Loughton has a pretty nice Sainsbury close to the station, but the downside is Loughton is so sprawling that you could end up not within walking distance at all. Buckhurst Hill has a nice Waitrose, but not amazing amounts of shops. Epping has a Tesco, but again, you could easily end up living a long way away from the supermarket and train station.
Chigwell is definately not budget type area, unless you want to live on Limes farm estate, which is an absolute hole, then the rest really is pretty expensive detached houses.0 -
I did say before that the areas on the loop with restricted tube service (Roding Valley, Chigwell and Grange Hill) might be worth avoiding if you are solely reliant upon public transport. However I just went and looked this up, and discovered that later this autumn the service is being extended from last train at 20:00 to last train at midnight

Buckhurst Hill, Loughton and Epping are lovely but also very very expensive. When recently house hunting, I found the most reasonable area near to the central line was the Hainault/ Grange Hill area. I viewed quite a few houses here - obviously with the exception of the grotty estates (as with most place), it seemed ok to me. Definitely do not want to be looking at Debden or parts of Theydon and North Loughton.0

Im still hoping for a bargain cheap flat with a garden in woodford, but somehow I just dont think its going to happen!
I think lush walrus you are right, we are very reliant on public transport, and yes, wed need shops/ station etc in walking distance
I guess we need to investigate ourselves more, but thanks for the tips about where to avoid - much appreciated
