selling with tenant

i have a house i would like to sell with a tenant in. they are excellent tenants and been there for nearly two years. i did ask them some time ago if they would like to buy it at a discount but have heard nothing. i do not want to get rid of them to sell the house. is there a market for BTLs with a tenant in place? with so many people buying BTLs i would have thought having a tenant in place would be heaven!
