Just out of interest on the furniture, we find the Malibu range in Argos decent value and decent quality. More than you were looking to pay in your original post but it should last longer and make it easier to find future lodgers.
Ikea is probably better value, but for most people Argos is more convenient...0 -

All gas appliances at the property should be inspected & certificated by a Gas Safe registered HE before your lodger moves in and then annually. Retain your LL copies for a minimum of 2 years.
Failing to comply with gas safety regs can lead to criminal charges.
Why not have a Lodger's Folder and put the tenant's GSC copy in there along with copy instructions for household appliances and local places of interest/ doctors etc?
Bear in mind too, if going for second hand furniture such a cloth covered chair, that you must comply with relevant fire safety regs for furnishings.0 -

Well, thanks to the wonderful advice on here I now have a gas safe certificate, I put a bed, wardrobe (solid ikea one, not fabric), chest of drawers, desk and chair in room, also a bedside table with lamp and a big mirror on the wall... oh and flowers on the window ledge!
The lodger has been in a week, and seems to be very happy with everything... she's done a fair bit of travelling before and still says the room is better than she ever expected.
From my point of view things couldn't be better, I seem the have the perfect lodger (which is down to luck more than anything), money coming in, and 1 more person to socialise with.
