Buyer wants to complete in 14 days and we're not ready...what do we do?

    All good advice!

    We've mentally come to terms with moving quickly now and I've spoken to my buyer and told her to check with her solicitor that they are actually ready as he is still asking us questions, and I will check with mine if we are. I now understand why they need to do it all at the same time (not really my place to share her info on here) and I see why she is in a panic but I'm not sure everyone is going to be ready.

    Her buyers are in rented at the moment, she and her husband are emigrating, we are buying from people going into rented, so it's a short chain BUT everyone needs to be ready and happy!

    glad to hear about the movers - I really would rather someone else packed it all up! Just need to find some decent removal firms now.

    Getting removal men to pack is brilliant, I've done it twice now. Second time I was 37 weeks pregnant so definitely worth it! It cost about £200 extra on a £600 moving cost (family of 3, almost 4) and they packed an entire house in a day. I lifted not one single finger apart from to take DD out for the day. Very stress free IMO. Go for personal recommendation if at all possible, although ours came out of the Yellow Pages both times and were fantastic both times.

    LIke everything else get 3 or 4 different quotes and play them off each other.

    We got 4 quotes and one was for Pickfords, who are well known for being very good but very expensive.

    For a family of four, for them to pack everything, we got Pickfords down to just under £500. Very surprised, but they wanted business!

    Thanks. We have now discovered the house we are buying has had roof thrust and work done to correct this, waiting to speak to surveyer at 10pm, but this is going to slow things down I think as we will need guarantees/paperwork to do with the works carried out, and if we can;t do a loft conversion as a result then it is a major issue for us.

    why don't sellers disclose this type of major work? :mad:

    One option to consider on your purchase is for the sellers to take out some form of indemnity insurance that would cover you in case there did turn out to be an issue - although be aware that the mortgage provider could put in some kind of retention if it does turn out there is potentially a problem. In one move we did the sellers managed to set fire to their kitchen (and gut it entirely) between exchange and completion - 3 days before we moved in! Our mortgage providers ran on the moving day, just as all our furniture was packed to move to say they were retaining £5000 until the kitchen was reinstated. (Obviously there's a much longer story there - but even then it all worked out fine in the end and their insurance bought us a new kitchen, and they ended up having to find the extra £5000 thanks to cool work by our solicitor).

    From the letter I got from my solicitor before he disappeared on holiday, I think my buyer wants to complete next week. But my solicitor isn't there. His secretary didn't even know a letter had been sent (think she was on holiday the week before he went) so hasn't been prepped to do anything to progress the situation. I haven't even been asked to sign anything yet, let alone exchange so I think completing next week is pretty much definitely out of the question!

    I thought I'd keep the lines of communication open by calling the EA and asking what they know about the buyers expectations. Turns out the EA dealing with the case is also on holiday so it is once again in the hands of someone who isn't really up to speed with what is going on.

    I just wish someone would tell me what needs to happen and when...
