a quick question....does a seller have to complete once they have exchanged?

The bottom line is you were gazumped - and the vendor/agent should have told you other parties were interested before you invested any money in the property. Its a hard lesson to learn but does happen an awful lot. Also contract races are very common but when a second contract is issued all parties should be notified as in turn your solicitor should pull all stops out to proceed to exchange as quickly as they can in order to win the race. Also estate agents have rules to abide by and they must also make all parties aware of contract races.
