    Hmm... I've offered up the same information. The EA commented that it was a sizeable amount which threw me off guard; they then commented that it was more likely to get a mortgage (As the banks are getting tougher). Now sure it could also be construed as a higher offer can be made (eating into your deposit) but tbh I think that's perhaps taking it too far.

    It's such a minefield of knowing what to say / not say - Iguess just go with it and ensure you never offer more than you are comfortable with at any point.

  • just whilst waiting musings ...

    I've offered on two places - both having different strengths / weaknesses but ticking enough boxes to make worthwhile.

    1st agent - "I'll pass that on but we've been seeing many sales going for around the asking price..." (hmm wonder why I am not seeing them on the sold property list)
    For this one I have gone in at approx 10% of the asking price.

    2nd agent - "well this is low, the vendors did have it valued by three independent evaluators and they all came in a 10k of each other. However, they are looking for enough to cover their new purchase, so I will see what they say".
    For this one I have gone in at approx 20% of the asking price.

    The first agent made me feel guilty, the second one had such a nice manner about them, that despite offering significantly lower, I got off the call feeling less nervous.

    End of musing...

    Yes - I only want one.
    If one accepts- I will call the other and retract offer. As it stands one has already been rejected so there is only one table currently on the table.

    The chances of them both accepting at the very same moment are as likely as the moon falling down on my head.

    i just thought it was bit funny offering on two at a time, but i suppose your right the chances of them responding at the same time is highly unlikely.

    From a seller's perspective:

    AP = £185k

    First Offer of £178k rejected as the buyer couldn't proceed.

    Second Offer of £160k rejected as too low. Subsequently increased to £165k which I rejected again. Subsequently increased to £170k, which I rejected with an alternative of £175k including furniture. Buyer declined and stated £170k best and final.

    I caved in at that point, took the money and ran :p
    I've got a plan so cunning you could put a tail on it and call it a weasel.

    I agree it's weird too - but I've been through the falling in love with a place (And having my heart broken) and am a lot more pragmatic now. Both these properties are lovely - with differing pluses and minuses. They should be worth approx the same (Same area, approx same size) but one is much higher than the other.

    Just had the call - the other offer too has been rejected.
    I've resisted temptation to put in higher offers on both - need to work this one out a little more.

    If they come back to you in a few weeks or months I hope you consider then putting in a lower offer?

    Does that really ever happen??

    Im sat here thinking whether I should up offer now / tomorrow and if so how much - I know my limit, is it worth saying - this is it - all my pennies and seeing whether it goes anywhere.

    Property was listed approx 4 weeks ago at £144,950 and then last Friday reduced to £139,950. We went for 2nd viewing on Saturday and put in an offer of £125,000 cash with completion by end of August if possible.

    Just awaiting the reply - 2 children with power of attourney over elderly parent.
