any idea of flat roof costs per metre ?

HI, new to the forum so please excuse any waffle i spout !
I was wondering if anyone has an idea how much the average cost for flat roofing is in the Midlands for 3 layers of torch on felt.
I ask as a close relative as hit upon hard times and having to wind up his business, the owners/ managing agents of the factory that he leases have had him on a schedule of dilapidations and he has got to get a new roof on the factory.
This he fully accepts and is fully prepared to pay for it.
The contractor that the surveyor got to quote as quoted a price of £15000 to fully strip the 295 sqm flat roof which is a two storey building. Apply 3 layers of torch on felt. The roof as 13 skylights on it and upstands allround.
The surveyor thinks that this is a good price, and only works out to £50 per metre. He further adds that normal flat roofing costs this without all the fiddly skylights and the amount of flashings required.
The surveyors have suggested that he go with this company has they have used them before,The roofing company have been going for 22 years and are fully insured, registered etc. Around £6k of the job is felt, new glass for sky lights, skips etc. The other 9k is labour. They say 2- 3 weeks work for 3 people.
My relative is a bit shocked at the costs, and is thinking of phoning around for other quotes. But just wanted to know if this a correct ball park figure ?

He first needs to check the lease to confirm if he is really liable for the work. If he agrees that the work is his responsibility, then he needs to get his own quotes, not those of the landlord's surveyor's contractor. There are lots of roofers currently looking for work
Also, unless the lease specifies a standard, then the work should be to the lowest, cheapest price possible - your relative will not get the benefit of it0 -
Thanks for the input, his solicitor as checked through the lease and yes he is responsible for sorting it out.
The required standard is for 3 layers. 1 Dry followed by 2 wet. Finished with silver paint or limestone chippings.
He had another contractor call out yesterday and was emailed a quote of £13500 plus a further £1000 to repair the skylights and the extra flashings around them. with a 10 year warranty on it.
Also had a verbal quote of £12k from another who looked at it today.0 -
Ok, it seems like a standard, full repairing lease.
Your relative should just do the minimum which is required under the lease. If a lower warranty period gets a cheaper quote (eg ask for any additional warranty to be excluded from the price) and the work does not have to be guaranteed to the landlord, then chose solely on price.
Just another thought, has you relative engaged his own surveyor to confirm that the work is really necessary? Sometimes, again if the lease allows, a full repair to "better than it was" when the lease began is not requirded0 -
Has nobody suggested to the owners that 3 layer felt is so outdated he should consider a more modern system. Liquid rubber systems are lbetter with 50% longer lifespan, no need for regular re-roofing, cheaper to apply, faster 1100% flexible, and being used by many major developers and owners as the best option. Tate Museum, London Underground, BASF, all replaced 2-5000 plus mtr roofs last year with LR system. 2-3 days for two men for spray on application. mike peters group seem to be at the forefront.
