    You need permanent staircase to the new converted room, and a protected escape route in case of fire. This is a prerequisite of getting building regulation approval

    Otherwise the loft conversion is unlawful, and if the place burns down (including loss of life of people trapped in the loft or killed when the floor falls through) then any insurance will be invalid, and you will be prosecuted for contravening the building regulations

    The height of landing is high enough for staircase, it's the floorspace on landing that is narrow.
    Do I need planning permission for a velux window not a dormer. I already know that the attic height is high enough for a room.

    As iamcorn... mentions the insurance will be void due to the lack of Building Control approval. you need to bear in mind that there is a lot to do in a loft conversion and its not a quick 5 minute job to board out and provide electrics!! you should employ an architect or designer to give you the full advise you require or a builder (they may not be fully upto date with the regs but can give you an idea of costings)
