paying estate agent

i have just sold my property which was double boarded with two estate agents(A and B).a viewing was booked with estate agent B - a viewing was then booked with estate agent A - the same couple -who say they cancelled with B in favour of A. This couple made an offer through A which we accepted and estate agent A have completed the sale. Now estate agent B claim the sale is theirs and want paying- they claim to have no record of any cancellation and say they made the initial introduction. Help!

    Refer them to the recent Foxtons judgement where a learned judge determined that the EA has to do more than make the introduction to earn their fee - they must actively introduce the buyer to the sale - which one of your agents doesn't seem to have done.

    If there was ever a reason not to go dual or multi-agency!

    You can't control what a buyer does yet the agents seem to blame the vendor. If they know that they are each marketing the property then they should have some kind of gentleman's agreement for situtations like this.

    I've read a lot of stories like this recently where we hardly used to see it at all when everyone was playing fast and loose. I think with less property changing hands the agents are scrapping over the money available.
