Hi guys,
Me and the OH are starting to look at places to rent for the first time and were wondering how negotiable the monthly rents are? We're looking in the Birmingham city centre area where there seems to be an over supply of properties so were wondering how much could we offer without being laughed at? I've read elsewhere that you can offer around 15-20% under the asking rent but this seems quite a lot to us.
We're looking for a 2 bed places for around £750-£850 but obviously trying to get as much for our money as possible.

Properties are sometimes offered at a higher rent than the minimum acceptable to the LL, so that there is some room for negotiation ( we all like to think we've struck a good deal)
Do a thorough comparison of what's on offer locally, how long individual properties have been lurking on the market and unlet, and make your offer.
If you are using an LA get written confirmation of all other costs involved in the tenancy as these may add 200-300 quid to your initial outlay. Ask them to give you a breakdown of "admin charges" and watch out especially for renewals fees.

The place I'm currently in was up for £550. I originally offered £500 and got it for £525.0
