Is this feasible

Dear MSEs, I have come across a studio flat that is split across two levels by a structural wall. The lower level has the WC and a Bath/shower and wash, with stairs leading to the studio and kitchen.

The overall floor space of the upper level studio&kitchen combined is a box 15' (4.6m) by 16'(4.9m) rectangle. The kitchen at present occupies a rectangular "box" with a door of 11'10"x6'10" (3.6mx2.1m) within the overall area stated earlier.

Is it possible to get rid of the kitchen and convert this to a one bed flat with an open plan kitchen/living room?

The studio also has a 10'x10' garden, and a carpark and a garage and located in a city centre.

Do you think it is worth buying and working on it.

In order to remodel it the gas fired combi boiler and gas range will have to be moved.

What are the challenges to this, I plan to live there and then sell off after 2-3 years :A Thank you all

    I'm not quite sure what you're intending here - are you thinking of turning the kitchen into a bedroom? I've got a feeling that if you try draw this out (including wall spaces) that it's not going to add up otherwise whoever created the bedsit would have done it.

    It was built 10 years ago and I was wondering if possible.

    Basically it is a big rectangle 15'x16' with a kitchen occupying 11'10x6'10 in the corner of the big rectangle.

    Must have separate ventilated space between WC [& bathroom?] and kitchen. Cannot easily remove structural walls in a flat - will require freeholder consent, I would imagine.

    The WC and Bath are on the lower level separated by the structural wall which I will not move or touch. So shouldn't be a problem

    The kitchen does have a window which is why I wanted to make it into a bedroom, and there are big sliding doors leading to the garden from the bed/sit room. I plan to relocate just the kitchen into the bedsit and essentially make the kitchen into a bedroom.

    Is it possible to move the boiler (its flue goes out through the wall) or am I constrained by it?

    I was under the impression that there were only specific tipes of boiler allowed to be used in bedrooms.
