Advice needed - Landlord being repossessed

Hi, I got home from work thurs evening and had letter addressed to my landlord and any other occupier. I opened it and its from the court saying an eviction order has been granted and it will take place on 24th August.
My situation is I moved in on 20th may, after taking out a tenancy through a letting agency.
I called the letting agent, who said that they will get in touch with the landlord to get him to pay off the arrears ( by borrowing from family) and the acton will be stopped.
The LA does seem to be a bit slap dash, for instance I have had no information on the deposit scheme, and as the court wrote to my landlord at my rented house, its a good guess that no permisssion to let was given by the finance company.
I'm am really worried about the future, and can anybody advise me on what i should be doing now.

Read the sticky on the top of the forum that deals with permission from the landlord to rent their properties.
Read the Shelter website which explains what happens to tenants who live in properties that are getting repossessed - it makes a difference if the landlord doesn't have permission from their lender to rent out the property.
Ask for LA which deposit scheme they used - you should have had this info within a few weeks of the tenancy. Independent of this , Check with each deposit scheme to see if your deposit has been protected.0 -

if this had been a possibility the LL would have done so already.. dont believe the LA
never mind all that adminy stuff.. start looking for somewhere to live NOW - you can deal with this landlord later on.. once a date has been set by the court, you know you have to move.. if you write to the court you MAY get a hearing and an extension of time, but, its not usual...

Don't pay any more rent over until this is resolved, but put it aside in your bank account. Also, ask for details of the deposit scheme from the agents. Also, as Clutton says, look for somewhere else to live.No reliance should be placed on the above! Absolutely none, do you hear?0

Contact each the deposit schemes for yourself and get confirmation in writing - DPS, TDS and mydeposits.
Do you know whether the LA is still holding your deposit or whether it was paid over to the LL?
I agree with GDB222 on rent payments
Write to the court, enclosing a copy of your Tenancy agreement, and you *may* get a bit of extra time.
Contact the local LL association and see if you can find a LL who self manages his /her properties.0 -
Landlord not paying mortgage
Odds of Landlord protecting deposit = Slim to none
And Slim's out of town.
Do not pay any more rent until you are sure your full deposit is protected in a scheme. By "sure" I mean evidence from the scheme - not an assurance from the Agent or Landlord!Unless it is damaged or discontinued - ignore any discount of over 25%0 -
Been in this very situation!
LA may hold you to breach of contract for not paying rent so try to work with them.
The bank may have written to the letting address as getting no response from any other correspondance address. You usually have to miss 3 months mortgage and a few court appearances before they turf you out.
Our LA advice was that they would go to court with the evidence of our rent and if it got that far our rent would go to the bank and not the LL and so we wouldn't be thrown out.
We kept back our last months rent to ensure we got our deposit, LL went ape-sh*t. . . but went v quiet when we suggested that as he hadn't paid his mortgage we didn't feel we could trust where he kept his money.:rotfl:Give yourself a Chistmas bonus £14 a week!
