I need to get a quote for a garage conversion. Can anyone give me any tips or pointers with what to ask etc?

Is there a difference between 'builder' and 'building contractor'?

There is no difference betwen a builder and builder contractor. Get recommendations from friends. Get 3 quotes. Trust your instinct.

If you are struggling to get 3 recommendations then you could ask for recommendations from a trade you've used in the past, or ask your architect.

When you meet a builder ask them what their trade is. If you don't get a straight answer then be suspicious.

Good builders are in demand, so if they want a decision pronto then be suspicious.

If they lose your drawings/miss appointments/don't call when they say they will then be suspicious.

PLEASE just make sure you use someone who's registered with a recognised organisation such as the Federation of Master Builders and then double check with the FMB that they really are - dont just believe what they tell you or what their advert in the Yellow Pages or wherever says.
