Delays and Disagreements

Aaargh! Just as everybody is ready to exchange after five very long months…the buyers below are now disagreeing on a completion date! They have been pushing this for the last 2 months as the top of the chain have been slow. Now the buyer below states one of their parents is very ill and they can not do until October and their buyer states she has taken leave for this month (thinking we would complete) and refuses to complete in October. Great. Now I am paranoid one of them is going to pull. I can’t believe it – they have been really pushy and I have been chasing the top like crazy only for them to now delay things further! I feel like this is doomed. Surely after waiting so long you would just agree to get this done. Does anyone think that they would pull just as we are ready because we can’t agree a date or do you think they are pushing to get their own way?

As long as you are flexible you are doing all you can. Not agreeing to a completion date due to when they have taken their leave sounds like a crock of £$%^..Lady Astor: "Winston, if I were your wife I'd put poison in your coffee."

Blimey - something changes every hour. Now the bottom all agree to the 12/10 - miraculous change. I have rung the solicitor above me to confirm we are all ready. He is going to check with his clients (my ex) vendor and if okay then we should be ready to exchange. The deposit has mysteriously appeared again at the bottom as well.
Fingers crossed if the sols are on the ball it could go through today. The chain has 5 properties in it so not sure how long it takes. Is it correct that it all has to be done the same day and started again if it doesn't happen? Nearly there...now hopefully the next call will confirm we have exchanged. Please all pray for me (in a secular or a religious way!)
If this goes through I swear I will never sell in a chain again.
Although my purchase (not tied in) is in a chain - aaarrggghhh! That is still to come but at least I am the bottom of the chain here and can be flexible.
Just a note: I was told that I shouldn't contact the other sols in the chain. However due to my overwhelming stress I did exactly this. I must say it was very effective with the one above. Yesterday he even tried to call me before my sol to say we were ready to exchange! He kept saying I mustn't call but eventually gave up and just informed me of events. I think if you are fortunate it can be a benefit to have some contact with the other sols if they are unresponsive to your own sol.0 -
Mine took 11 days between paying deposit and vendor agreeing a completion date!! In that time I got about 35 different versions of what was happening.

Like you I never want to be in a chain again.
We have been in the process for 6 months and now our vendors have backed out of their 2nd house and cannot find another one,so we are no where near again.
So stressful and upsetting.

I think everyone in the chain (sols included) have all had enough. The sol above (who is the slowest) has actually said he wants this done this week as he has had enough of his client (my ex) and they no longer speak. He now goes through my exes friend! He is also going away next week as is mine so they are suddenly working very fast.
LilyAnn - that is so awful - I really feel for you. It really takes a large chunk of your life up if it goes badly. As well as all the emotional stress! Will your vendors not agree to vacate?0 -
It was sold to me as a vacant possession even tho there was furniture in the place. When it came to them agreeing the date they didn't like the cost of storage so they then said they wanted to buy somewhere!!!
Err.. then that put me in a chain.. no thanks.
For days I got all sorts from the EA.. but in reality I think the vendor had got worried over moving their stuff so were delaying. Last Friday the EA even told me it was all about to happen.. to find out Tuesday the vendor had not even agreed the date yet...

We have asked the vendors if they will vacate and we are waiting for their response.
They did say at the very beginning of all this, back in March,that they have a property in Spain that they may be prepared to go to while they find a house here.
Then of course they found one and then backed out of it 5 months later and then found another and backed out of that after a dodgy survey.
We have asked if they will go into rented otherwise so just waiting to hear.
I know now why I bought this new build 14 years ago as there was no chain!!!!0 -
What a nightmare for you! They are lucky to have such patient buyers. Let us know of any updates.
Meanwhile my exchange….still not happened. All parties have agreed the completion date and all are ready. We are all waiting for the bottom solicitor to ring the one below me to agree to release the funds. I am assuming if this is done today then we will have exchanged. Please let the FTB not have cold feet! Waiting and hoping….0 -
I emphathise.
The chains I have been in always have the two following excuses attached:
"Can't complete on that date as we are on vacation and not back till...(whenever it is least convienient for you)"
"Can't complete on that date a member of the family is ill...(sometimes even dead)"
These seem standard fair these days. The last chain that started the completion lottery game with me was met with: "Fine - you want to complete on that date - however I withdraw from the sale - so good luck"
That resulted in: "Actually the date you wanted suits us now..."

Yes this sounds like mine yesterday!
Well news in at 1.45pm (not that I am clock watching!) is we have a release on the sale of the property and it is now going up the chain. Fingers crossed this gets sorted and back down this afternoon so it is done and dusted. So nervous...........0
