I was talking to a friend a while back and he seems to be a model tenant, ie pays rent by DD so always on time and does simple repairs himself.
He had to buy a new hoover recently and I wondered if he should ask the LL if they could refund him?
Would this be rocking the boat or is it a fair question? This was his own hoover and not one supplied.

A tenant is obliged by the contract or housing law to pay the rent on time and undertake conventional household repairs, such as unblocking a sink or bath they've blocked themselves, changing fuses, tightening loose screws and similar. Whether or not they are a model tenant or whether or not they are simply complying with their responsibilities is up for debate.
A model tenant would not expect the landlord to supply new appliances. A landlord is obliged to replace or repair anything they provided at the outset whose damage wasn't caused by the tenant's negligent use of it. Some landlords, for the sake of tenant relations, would pay towards improvements that they are not obligated to contribute towards. Perhaps its also debatable whether a landlord should have provided one, it's certainly desirable - was the property supplied on a semi or unfurnished basis? If the landlord does agree to pay for the tenant's hoover, then I assume the tenant expects to leave it at the end of the tenancy?0 -
If the landlord provided the hoover, he should have fixed it. But a tenant can't just buy a new one and expect to be refunded, as the landlord may have been able to repair it.
But if it was the tenants hover then the tenant pays.0 -
Fair point Jowo, doubt he would want to leave it at the end so I guess that answers that. He moved his own furniture in so I expect it is an unfurnished AST.
