    True, the buyer's solicitor is the key.
    If the solicitor was recommended by the EA, this may get uglier.

    bakerp, some good advice in previous posts, just sending you some hugs and positive completion vibes...let's hope your nightmare is over soon once all the fuss fizzles out, and that everything works out ok. I think the FTB's may just be screaming from the stress of it all...it seems unlikely that they'd truly pull out over something that should be relatively easy to fix, albeit at the cost of a bit more of a delay. I know it's not ideal for you, but it's not your problem, it's theirs, and they need to sort it. Try not to let it get to you (I know it's easier said than done, I'm near exchange and will probably be spitting fire soon!!)

    I think it is important to reassure the FTBs that there was no foul play.
    Generally, of course it's the buyer's responsibility to check everything, but if the seller is aware of a major problem, it is just common sense to mention it early rather than hope that the buyer's solicitor will miss it.

    Agreed! If there is absolutely nothing that you can do about it, then there is really no point in worrying - go out and enjoy yourselves: moving is hard enough work on it's own - so enjoy a bit of free time.
