Hi, I really hope someone can help me.

My hot water tap on my bath seems to have little to no pressure. I can switch it on full and its fine for a couple of minutes and then it just turns to a dribble. I'll then turn the tap to half way and the pressure appears fine then the cycle repeats itself. Its really annoying as we don't have a shower either.

It is a rented house so understandably I don't want to pay a fortune to fix it (plumber was sent by LL (grudgingly) on Wednesday and 'resolved' the issue and the pressure was fine for 20 or so minutes.

All other taps are fine. Has anyone got any ideas what it could be?

  • Your LL will have to pay for the plumber's visit, contact your LL again and get the plumber back.

    I know, but the LA is a nippy sweety and they only got there bums in gear earlier when I stated that they were in breach of there own tenancy agreement :(.

    I was hoping there might be a (very) simple remedy that I could do myself. Oh well looks like ill be phoning them a 9am (:j)

  • If you are on a gravity system, & your cold water cistern is in the loft, it could be the cold water cistern not filling up quick enough which could be a faulty ball valve more than likely.

    Could be a few things though.

    Hi

    Is this another flexi tap connector I wonder.
    Maybe kinked under the bath and with the hot water running, slowly closes down.

    Either that or the headworks of the tap itself.

    not easy to deal with, can be a bit of a hothead and a bit irrational, best to avoid if possible.

    Well I have phoned the LA this morning and I am waiting on a call back. Fun, as I'm nightshift tonight :mad:. Can guarantee i'll go for a sleep and the plumber will appear unannounced - can't have it both ways i suppose.

    could be lots of things, but the tap headset is the prime suspect. IMHO.
    Get some gorm.
  • Have you checked the pressure on the boiler,mine needs topping up every few months.

    Hi,

    Boiler pressure reading and the pressure of water leaving a tap are two different things.

    If you need to top up your boiler pressure as much as you say then you have a leak and will do the system no good by constant filling with fresh water.
    Although if you have been doing this for a while then it's a bit late.
