If you paid 15k with your Dad doing a lot and pulling favours etc then it seems inconceivable that I could do it all for less than 20k.

I have just bought a place and speaking with my partner who does decorating-we decided to go for something that already had: heating/kitchen/bathroom -just because we did not have available funds for the major aspects. However decoration/painting can be done yourself. I think that if you have the available £15,000 you should definitely go for it. Flats in London -decorated will always sell and you will make you money back, don't forget things don't have to be done immediately. If you need some advice PM me-I am also living in london0

I recently did the same. I bought my london flat in November which needed a full redo.
I did the following:
Full redo of central heating and plumbing. Replacing existing dated system boiler and 2 water tanks with a Vaillant boiler. Also, replaced all radiators in the flat. - £2700
Full rewiring of the electrics in the whole flat. 9 spotlights in living room - £2000
ripping out the old disgusting kitchen and replacing with a brand new kitchen. tiling floor and walls - £2000
Brand new bathroom + tiling - actually in the process of getting this done as needed to save up a little - £2600
Laminate flooring in living room - £150
brand new carpets for bedrooms and hallway - £440
re-plastering of ceilings and painting walls and ceilings - £600
This all cost me about £13000. that all includes materials and labour

-I Probably need all the ceilings skimmed. I've been warned by the survey that there could be Asbestos in the artex. I don't know how that affects things costwise.
I don't know how much these things would cost. As I've underestimated the above I'm worried that I'm wildly inaccurate here as well.
Any price info people could give me would be incredibly helpful. I'm absolutely crapping myself.
I'm worried about spending money that I won't get back. The purchase price of the flat was £245k. I worry that if I spend 20k, I'll lose most of it because, I really don't know how many flats sell between £250k and £270 because of the stamp duty threshold.
I guess I'm asking a lot of different questions here, but I'm all on my own and I don't really have anything to go on.
Any help you could give me would be so helpful. I really would be so grateful. I'm losing my mind with it all, and I just desperately want to be able to make an educated decision about it all.
