Get her to check the local council website to see if they offer tenants on a low income a deposit guarantee.

Many landlords will not rent to LHA claimants. Some that do may seek a guarantor - can anyone be her guarantor?

What's her credit record like? Any CCJs, debts, etc?

Are you saying that there are no close friends or relatives in employment with good credit records who would be prepared to take the risk on her?

The council can underwrite her deposit. You could check if they have some sort of scheme to introduce tenants to LHA friendly landlords.

Is there anyway she can increase her hours or work or cut her expenses in order to save up for the deposit and first months rent, plus agency fees? If she has debt problems, she should visit the Debt Free wanabee board.

Some landlords will only accept those with poor credit records, such as CCJs and bankrupts, on provision of a guarantor or payment of 6 month's rent upfront. Perhaps she could get a copy of her credit record through Experian to understand its actual status?

I'm not sure that the council would help her by providing social housing if she was previously evicted for non-payment of the rent or anti social behaviour, if that's the case, but Shelter is the best source of information on this type of matter.

Why did she leave her council property? Madness in her situation.
    Been away for a while.
  • If she's desperate a doorstep lender such as provident/greenfields and a private landlord are probably the best solution.

She lost her council house because of ....?

If she needs someone to help her manage her own affairs then staying with a relative is the best bet for a while.

Is she free from the grip of the ex? Will he come back into her life and ruin whatever she has?

She needs to ensure it never happens again. She sounds like she's probably not up to that on her own. Can she come and stay with you for a week to give your mum a break?
