Solicitors fees on CASH purchase of new build on a new development

Local solicitors quote including
Bankruptcy, Local , Water, Mining and chancel searches.
Online solicitors say these do not apply if there is no mortgage.
These add up to £200+. Are they necessary?

Well with regards to the mining search, where do you live?
Mining searches only show old mine shafts/tunnels etc which in the days of active mining would reveal where the might be possible subsidence due to the coal being removed.
However as most deep mines closed and any subsidence finished then i wouldnt bother with them(i didnt when i brought last two houses without mortgages)For everthing else there's mastercard.
For clampers there's Barclaycard.0 -
When you come to sell, most buyers are likely to need a mortgage. Do you want to be limited to cash buyers when you sell?
Be prepared to lose more than £200 on the selling price, if so.0 -
Depends if you are planning to sell it ever. It'll be worth knowing if there are mining issues that might flag up on someone elses future conveyancing.0

You do need to know it's mortgageable for future owners, or if you ever need to remortgage it.
The conveyancing work that goes on behind the scenes is just as important as checking the bricks and mortar are sound too.Everything that is supposed to be in heaven is already here on earth.

bankruptcy - no if your cash
mining - for £40 just do it. It will be a nightmare to sell if there is an issue
Chancel - wouldnt bother if cash and not in a rural area
Local and water- take a view. I would as they'll reveal issues which may come up when you sell and also any issues you should be aware of

i found a chancel on my house i have bought..and in a million years i would not of thought there would be one,,,,best check...peace of mind ect ectIt is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
no need for bankruptcy but other searches you can say no to but very unwise, as your lawyer would be doing half a job for you.

Basically, as you are a cash purchaser, you are not obligated to have searches carried out. I agree with others on the thread though that a mining search is handy to have, but when you come to sell the property, your buyer will have to get new searches of their own anyway as yours will have expired by then (Unless you plan to sell the property within 6 months of purchase)0

I am also a cash purchaser, have lived around the corner of the new property for 18 years and know the area very well.
I had no searches done, despite living in a mining area and churchy estate area.
I know where the mines run, and they are well documented very old lodes, so know there is no need.
Chancel search has recently come onto the scene, and apparently not many properties are listed thereon anyway.
Water and electric searches, I know where they all run: I can check manholes and overhead connections myself. I also visited Environmental Health in my Local Council, who provided further details of where their main sewers run: not all L.A. are as helpful.
Environmental Search: Depends if you are in a likely contaminated area.
I asked the next door neighbour who had just bought their property whether they had to have soil tests when they built the new house adjacent to the prospective property: and they did not. I also asked the L.A. if there was soil contamination in the area as I planned to build, and they also gave their advice.
There is a lot you can do yourself to avoid unnecessary searches: you must be thorough, even checking the manholes on your new property, condition and runs and where they connect to the mains.0
