Good/bad Estate Agents in SE London for seller?

Following on from my % rate post..

Has anyone sold a property in SE London recently?

I'd like to hear who is good and who isnt EA wise.

Im in Peckham and considering using one of:

KFH
Acorn
Winkworth
Ludlow

Ayone had any experience (good or bad) of using any of these?

  • I havent had any experience with the listed EAs but we went with Peddar Wates who cover SE london. They were really professional, always gave us feedback. As they are a small company when I called them they all knew who I was so i didnt need to leave messages or wait to be called back. They always tried to acompany viewings. In the end we sold for 1k over our asking price (result!)

    I've dealt with a lot of rubbish EAs and was therefore so impressed with their service (we paid 1.25% btw)

    My old neighbour as a seller had a positive experience with KFH who help them achieve close to the asking price shortly after it was marketed (though, of course, the market/property and various other factors influence this). She was going to recommend them to her other neighbour who was contemplating putting her market on the property in the near future.

    As a buyer in that area many, many years ago, I had a positive experience at using their service in terms of communication/professionalism whereas I had a very negative buying experience with Acorn which involved an unfriendly and sullen estate agent driving us round various properties at break-neck speed.

    Since it's the norm to get 3 different agents in to value a property, this will help you evaluate their service. Obviously, they all talk waffle and will try their best to impress you to get you to sign the contract, but you may get a feel for why one seems to offer a superior service or advantage.

    But at the end of the day, even if the agents say they have x people on their books looking for your exact property, chances are all they do is simply stick it on Rightmove and take calls for viewings.

  • I've just used Acorn to buy and thought they were really good.

  • Used KFH in North London to sell and an attempt to buy recently. Pretty good alround, got asking on our property with a buyer in reserve!

    On the sales side, stuck with us with mental vendor and freeholder until we pulled out as the lease was hideous and we couldn't live with the freeholder as a neighbour! They still have that one on to sell. . . they take my jokes that they "will earn their money" whne it sells well!
