deed of rectification - Do I need a solicitor?

I bought my house from the council 6 years ago and it has just come to light that an area of land to the side of my house should have been included in my original deeds

The council have admitted that this was a mistake on their part and that they would contact the land registry and have a deed of rectification drawn up

Today i got a letter from my solicitor who handled my sale and they want almost £400 for overseeing the deed of rectification

I am shocked and upset that I have to pay costs because of a mistake by the council

Can anyone give me any advice, do i need a solicitor or is it something i can do myself

    well if you want to make sure it's right then yes - obviously will be an issue when you sell if it's still wrong.

    £400 seems a tad steep if its only rectifying the plan. TBH would be cheaper if the council just transferred the extra land to you and you registered it with a new title number.

    If they didnt send you a plan then yes potentially it was their error - but most will send you a plan and ask you to confirm the boundaries.

    Having thought about it doing it as a purchase would be must easier.

    Say £150-200 in legal fees and a £50 land registry fee.

    will the council pay your fee...not sure why the council are at fault...you signed up to what they gave you 6 years ago
