The la is just trying it on. Give notice to vacate at the end of the term, and continue to pay rent until the end of the term.0

For drains from properties built pre- mid 1930s the "Water Board " has responsibility, but the LL should (a) know that , as it's his property and (b) have sorted the issue out rather than banging it down to the T. The OP doesn't say whether he came to inspect before telling her that she had to sort it out.
I'm not disagreeing or defending the LL here and my post was very unclear so here is an attempt to clarify what I was driving at. I was merely posting an alternative point of view on a couple of the points raised.
Sometimes actually carrying out S11 obligations where part or all of the ultimate repair liability does not rest with the LL can be a nightmare of conflicting rights and responsibilities. A common example where this goes wrong is shared drainage - while the LL may have a legal obligation to affect repairs they may lack the legal rights to do so without protracted dispute.
Nothing excuses poor communication with a T caught in the crossfire though. However, sometimes the T is able to get repairs done much quicker than the LL. Example: try getting an electricity company to repair a meter supply problem as a LL when the supply contract is in the T's name. T can get the problem fixed with a phone call. LL will need to write many letters and get past a barrage of bureaucracy to achieve the same end.
The legal obligations of LL's don't change. However, sometimes it is to the practical benefit of Ts for the T to assist in the work, even if the LL carries the legal obligation. Excellent communication (clearly lacking here) is, of course, always key.0 -

Useful to hear how other Ts have dealt with this scenario but please note that it does not matter what it say in your AST agreement about responsibility for things like drains. This is covered under the statutory LL repairing obligations ( see my previous post) and no tenancy clause can alter that.0 -
god i must of been lucky
i was on the housing waiting list for 13 years when we got offered a house we were given 3 days to move in to it or lose it i signed on a friday and had to be in by monday i phoned my landlord and told him (he had been aware for 13 years we were on the waiting list) i payed him 1 months rent from the date i told him we were moving thats what he asked for.
then i repainted the place for him ect and gave him the keys back with in 2 days of moving out he then spent 4 weeks updating the place kitchen bathroom windows ect then by an off chance a friend of mine was made homeless and did not have the money for rent in adv or depoist my old landlord agreed to the guy and his gf helping finsh the work that was being done as a depoist then let them move in.
not much help in your case just wanted to show there are Great landlords out there and as my landlord said there are great tenants out there he got very upset saying bye to us after so long0 -
arhhhh thankyou to everyone for your help...i have an interview at the law center tomorrow but she said has long as i pay the remaining rent she doesnt see a problem, and i shouldnt have to pay the re marketing fees jsu out of pocket expences to the landlord...so fingers crossed!!!
The agent makes me sooooo mad though, he never wants to help out..after posting this earlier he actually emailed me after ignoring my emails for a 8 days..saying the LL wasnt willing to repair the tv ariel has it wasnt in the tenancy agreement that they had to..
Also the towel heater/radiator has came off the wall in the bathroom... all i did was closed the door and it fell off the wall, the parts its hung on the wall with have snapped off, but its still being held on by the pipes....he says thats now my responsibilitie to repair because i used the word "snapped" he said there must of been some forse!!!
Gosh i have an headache...its just one thing after another

Well, at least you've got a couple of months to get someone round to repair it which will be quite a lot cheaper than the agents arranging it and charging you for the pleasure.0
