Why not agree a reduced fee for a one off viewing to reflect lack of marketing etc - Maybe half the usual %. You could also push the asking price up a bit because if this viewer does exist and does want your type of house then why not give it a go. If the agent/buyer is genuine then they will probably agree to an agreement signed for one viewer only - this won't commit you to use them if this buyer doesn't come to anything.
That's what I was thinking - or alter their contract to make it valid for a week only with no termination required, then they can "introduce" all these interested people they like in that time, and if they end up not wanting to come nobody is any worse off.0 -
If you are going to sell then have the viewing.
I've done this before - had people view before officially on the market AND before any contract signed. EA taking a risk BUT also may have a real buyer and get sort a deal for you quickly. You have nothing to lose as long as you don't sign anything..0 -
Decide how serious you are at moving.
If you do allow the viewing, ask as many questions and make sure you are there to do the viewing. We have a playstation portable stolen from our house whilst the Estate agent was doing the viewing. Apparently they were with them at all times, but I know when I've been to view houses with the agents, most of the time they just let you loose.

Thanks for all the replies. For those that have experienced this - what fees did you end up paying the Estate Agents?
This actually is the Estate Agent that we would use if/when we put our house on the market.
I have spoken to them again and they have said that they are not going to ask us to sign anything before the viewing.
We are going on holiday for a week now, so they are going to come back to us after that and see what we want to do.0
