Advice please on nuisance neighbours

My house and next door each has a front garden and driveway, with the driveways adjacent with no dividing wall. Next door is let to sharers, and the landlord has converted his garden to allow parking of a second car. However the tenants have at least three cars, and so park one car on the pavement blocking access to their driveway. They then frequently use my driveway to get their cars into their driveway.

The tenants change from time to time, but the parking access problems are always there because the size of the house requires letting to at least four sharers, so the issues need to be discussed with the landlord.

What are the legal aspects of multiple occupancy let houses and do such lettings need to be registered for the council? Are there any regulations regarding the number of cars that a house can use, and can this be restricted by the council? If the landlord lets to more tenants than there is parking for, and so the tenants are tempted to use other people's driveway, is the landlord responsible?

What are your views and advice please?

    Yes....a landlord needs a license for a HMO ( house of multiple occupancy )
    I would be calling your local council to ask their advice on this issue as each council will have different policies re car parking etc
    I don't think the neighbours will have any right of access to your drive way...can you not put up a dividing mini wall? Or get those collapsable metal posts mid drive so that you can put it up/down but no-one else can drive over the area?
    You could try talking to the landlord...but he really has little power ( or interest) in controlling this ongoing situation.

    See if you can (legally) acquire some traffic cones to block access to your driveway. This might focus the attention of the tenants on the real cause of the problem - i.e one of them has blocked access to their own driveway.

    Could you not consider a low wall between your two drives? Even just a pier of bricks at the end of the drive might be enough to close the gap enough that they can't drive past.

    Or, park your car at the end of your drive when you're home.

    there was a similar thread about a week ago of neighbours using adjoining driveway to get their cars onto their own driveway..have a search.

    Id have a word with the tenants they may be doing this as they may think you dont mind as youve not asked them to stop using your drive so far

    I also saw the other thread like this. I don't have this type of problem, so I really don't know if it would bother me.

    Why is it a problem though, is it ruining or wearing out your drive, or do you just feel that you don't see why you should provide them the ability to do this?

    A wheelie bin placed on the driveway while your out normally sends out the right message to people. Or five or six potted plants in strategic places will make your driveway look better and hopefully get the message across.
    Failing that a permetant barrier is your best bet and will kill the problem dead.
