    I always try & start the viewings upstairs, this way you finish up in the living room, usually the biggest room in the property, rather than the bathroom, usually the smallest. Take control of the viewings, if you are following the people around tell them which room to go in. Don't go into the rooms but stand in the doorway pointing out any features. Don't tell people how many power points you have in each room, but do point out that you have tv & telephone points in beds 1 & 2 & broadband in the spare room (if applicable).

    From a security point of view it is usually best to follow them around as you should have always have a direct means of escape should anything untoward happen.

    If you've had a new bathroom or kitchen fitted recently i.e. within a few years and still looks new, mention it but say it was only fitted last year.
    Careful on that one.

    Any/most alterations to things like bathrooms/kitchens need all sorts of certificates including building control etc. Thus if you don't have the certs you could end up with more trouble than you bargained for.

    Also, your original response did not answer the question being asked. You pop up out of the blue and say "Don't do that, do this!" when it is clear that the OP is already well on the way to selling using an EA ... and not exploring the different ways to market a property.

    No, but it's only right that you declare that you are promoting your own business (if it is). And ... we have a specific board for that.

    Otherwise, all sorts of people can "recommend" a good site - when all they are doing is touting for business. Again, nothing wrong with that, but it's only fair that people know.

    It wouldn't be a problem on a website that allows advertising, but this site has a strict ban on any form of advertising. This is what makes this site so good. We know that the info posted on these boards has been posted because someone thinks that it is a good deal, not because they have a vested interest in the link they post.

    Mention any local shops in the area and transport as they may not know the surronding area, as they may need public transport and be a bonus in their mind. Dont mention a huge supermarket or motorway behind your house though.

    I have to say I'm wincing a bit. By the time you've mentioned all this stuff, you're going on a bit IYSWIM. It's better to establish their needs by letting them ask; they will if they need to. Most homeowners aren't salespeople and when they start, they either drone on or let other things slip.

    I make the assumption that people are looking at the house and if they like it they will research the area seperately, if they haven't already.
