EA can't get hold of vendor to put in offer

Put in our 2nd offer on a property yesterday morning and haven't heard anything.

Called the EA this morning and he said he'd left a voicemail but the vendor hadn't called back and he's chase them up, 8 hours later I still haven't heard a thing and the EA isn't returning my calls.

My OH doesn't think the EA is taking the offer seriously as its only 5k above our 1st offer. I'm concerned that if the vendor isn't returning the EA's calls then he might not be serious about selling (there are other reasons why I think this).

Should I keep calling the EA or just not bother wasting my time?

  • Personally I would leave it a few days, if you chase the EA he may see it that you are keen to buy and try to up the price and get the best price for his client.
    Sorry to say this but I think your instinct is correct, I know if I was selling my home I would be on the other side of a mobile, or at least return any calls made by the agent.

    I would say that the agent IS taking the offer seriously, but he is 'gauging' you to see if you are keen enough to be pushed for more.

    Ok so shall I give it another few days and maybe call again at the weekend?

    The OH wants to send the vendor a personal letter detailing the offer but I don't know if this is the done thing?

    You have made it difficult to follow the events by starting a new thread.

    If you said 'best and final' and you had already engaged a response from the Agent to an offer, then I would not bother to call the Agent nor write as part of negotiations - it goes with showing you are too keen.

    If you have not had a response by Thursday evening, I would be dropping a note through the seller's door, saying what the offer was and the you have not had a response, primarily to set the cat among the pigeons.

    Put the offer in on Monday morning and still not heard anything so don't know if the offer has been put forward at all, I'm assuming it hasn't as I'd like to think the EA would have let me know.

    We live quite far from the property so will have to post a letter to the vendor so I'll start putting something together to send on Thursday.

    If you are worried they aren't taking it seriously then ask them to email you confirming the situation as it stands. Did they also reject your first offer in writing? If not get them to confirm that that was rejected in writing (or email) too.

    If they are playing you they won't want to. If they aren't they should have no problem with firing you off a two line email saying "your first offer of X was rejected by our client and we are currently trying to contact our client to discuss your second offer of Y".
