Is this good, bad or average?
Im a complete Noob to all this, so your advice is greatly appreciated.
I'm thinking of going with Remax as they sell alot of my type of properties in this area, and are putting the property onto the 4 main sites i wanted it to go on. Effectively they are promising to do all that I wanted, I just want to know if im gettin ripped off or not.
The property is valued at 55k he said when its valued so low then they dont use a %, rather a minimum fee. He said this was £800. On top of this there is the "package fee" of £250 which is for them to do all the advertising etc ( I thought this would have been included in the £800!)
I explained that this was too expesive and he dropped the price to £700 plus the £250. This was fine so I agreed. It only doned on me today that this wouldnt included vat!!! Turns out the £250 does include Vat but the £700 doesnt.
So rather that a total bill of £950 like I thought, It will be £1072.50
Is that an ok fee for that price of property??
Thanks in advance!

Assuming the package fee to be a set of fixed costs that don't generate income for the agency, it's more a question of how low can they go and still make some money.
If they're getting you onto the portals and sites you want, and you're happy with the agent generally, and - they're selling most, if not all of your type of property in your area, then I'd say they sound a good choice.
I would imagine Conveyancing is extra....... if that's included, I'd bite their hand off - round my way, £800 would just cover the conveyancing alone.0 -
I am not being funny but have you had other estate agents to value your property. I say this cause we had remaxs out to value our house in february and they said that we would get over £120K whenever 2 other local EA said that we would get £110-£115k at the most. Anyway we went a local EA and sold within 5 weeks for £112K. Remax state the amount high to get your business and then do not seem to push any sales in your direction - not sure why since they would missing out on commission.
I have a friend who had her house for sale with remax for 2yrs - no sale. Moved recently to a new local EA and sold within 5 days.
Just advising you of what I know about remaxs.MFIT T2 Challenge - No 46
Overpayments 2006-2009 = £11985; 2010 = £6170, 2011 = £5570, 2012 = £12900 -
Isn't it stretching it a bit to suggest a whole company 'values high' based on your one valuation?
Maybe the valuer had an off day when they visited you.0 -

I have a home report so we were working with that valuation. He has actually put it in lower than I wanted and the home report stated! But says if its lower then it will generate more interest.0
