    New builds usually have around a 10% premium, which is fine in a rising market. This is just someone hoping to make a quick profit for doing nothing. You should also be thinking "what will this be worth in a year's time". Since all the main housing indices show drops, consider if negative equity (or at least negative value) will bother you before giving the vendor a nice profit. I would say 2009 value minus 10% for loss of new premium.

    I dont think they have gone up where I live, they fell maybe 25,000-40,000 after the banking crisis and have not gone back up going on very local sold prices.

    Some asking prices would tell you differently though but looking at different agents some seem to be out of sync when it comes to putting a value on a house.

    I look at rightmove regularly and when a local house comes up for sale you can pick the ones that will sell in a couple of weeks and the ones that will be on the market ages.

    I don't want to waste their time or mine in viewing, but I don't really think it is worth anymore than £135,000 ish. The fields behind - who knows, there is no current permission, but you never know.

    Well, this would bring it down to just under £128,000 and then we are close to the £125,000 threshold (I am not a FTB). I think I will just keep watching and hope that someone is really keen to sell over the next few months.

    I have placed a couple of offers over the last 4 months on 2 beds in Mawsley and my last offer was on this property http://www.rightmove.co.uk/property-for-sale/property-15742761.html. I was the first person to view and offered £125,000 as I stood outside with EA after the viewing. The vendor thought about it for a few days and then turned it down :( - that was approx 2 months ago. I want really want to buy, but I want to protect myself from any drop over the next year or so and I really thought and still think that £125,000 was a good offer.
