    My purchase will take me 5.5 weeks all in all, and I'm and FTB buying a chain free property. I think 4 weeks is a tad optimistic.

    Yes, as said before - too optimistic (as said by another purchaser - EVEN if both purchasers were cash...).

    You should be realistic and manage your vendors expectations accordingly... Mid-Sept sounds a lot more feasible, BUT you will need to be very prepared before you go on holiday AND stay in touch whilst you are away... (we arrived back from Los Angeles yesterday and exchanged today - we were in very regular contact with the lenders and Solicitor whilst we were away... Not ideal timing!).

    I'm a FTB and I'm still half way through the solicitor stage.

    I had my offer accepted on the no chain house I like 5 weeks today.

    I'm now waiting for the draft contract still - but I did have my survey done within 4 days from the Post Office Mortgages.

    So I would say having this complete in 4 weeks is very very optimistic.

    I have no idea when my house will complete - I just take it week by week, no rush here ;)
