Horrible Feeling

Im selling my house been on the market since March.

We started looking for a house when ours went up for sale.

We found the near perfect one for us a few weeks ago.

My viewings have picked up lately, three viewings last week but no one offering. I do have competition in the street but all the viewers keep saying is mine is the nicest and most modern.

Its a horrible feeling waiting, knowing that the other property can also go at anytime but saying that its been on the marketsince November.

I feel sick as it that property goes i wont want to move as no other one will do for location wise and the actual property.

Any tips on how to keep patient?

Can you afford to drop your asking price? It's the best way to a quick sale...

Offer the vendors a non refundable deposit to take the property off the market for a period of time to enable you to secure a purchaser, risky though, if you think your property is overpriced and you cant afford to drop the price, otherwise its fingers crossed and hope it works out. When did you purchase yours?

what sort of price would be deposit be though?
    and for how long?
I purchased mine 5 years ago in January. I should have offered less though gutted now but being forst time buyers we didnt have a clue and didnt want to offend them.

It would have to be enough to be tempting that you wouldnt back out, and they would have to be prepared to be patient, ie 5 to 10k, but it would only be for a month or so, then if you didnt sell you would lose it or no point them taking their house off the market for you. I wouldnt recommend it if your not prepared to drop your price to something that will make a sale happen ;0(
How is your price compared to comparables?

Ahh thats not an option for us as we cant afford it.

    My house is 84,950
others in my street are go up to 89,950.

All the viewers keep saying is mine is the nicest and more modern and nicer garden compared to the others but the others are bigger than mine eg attic room or double extn but not s modernised so ive got competition. Its horrible waiting though i feel sick i know i shouldnt let it get to me but it does.

More positive thinking and patience is needed.

I feel your pain! We are in exactly the same position. Found the perfect house in the perfect area. I found 50 properties initially and narrowed this down to just 5 we wanted to view based on driving past the houses. And there is only one that we like. We have just put ours on the market and the EA is dragging their heels and I have so far had to go into the office 3 times to makes corrections to their details. We bought in Nov 2006 so paid quite a high price for ours and can only afford to drop a few thousand off asking price. And 3 other properties have now gone up near to us - one at the same price, one 10k cheaper and the other 20k cheaper! Eep!

And to rub it in the EA for the one we are interested in has told us that they have someone else who has registered interest but are also in the position of having to sell. So it's who sells first!

Being patient is sooooo hard! I have my fingers crossed for you.
