Came across a website offering 100% to buy house

Has anyone used these comapnies before?

Ive never seen one before offering 100%.

Has anyone got any advice on them?

    60-70% I imagine for most properties.

    They'll pretend to offer you something approaching its current value and then minutes before contracts are due to be exchanged they'll lower it to something heart-stoppingly derisory hoping you're too far down the road to refuse. And if you do decline at the last minute, there will be a nice, fat penalty or a "fee" written into their contract.

    Now, in their "T&Cs" I found this:
    Sell House Fast is the trading name of Property Sales Direct Ltd Registered in England, number 5984080. The term “Sell House Fast” or “us” or “we” refers to the owner of the website whose registered office is Enterprise House, Beeson's Yard, Bury Lane, Rickmansworth WD3 1DS. The term “you” refers to the user or viewer of our website.

    Now, there is a company on the Companies House website under that name, and with the same company number, but with a different address...and it's dissolved.
