    I would try to call their bluff on it, probably by arguing that at the time you paid over the cash you hadn't seen the application form and you weren't told that it was non refundable.. Holding deposits are a complete scam. It doesn't cost them anything like £300 to do a credit check - as a Landlord I have had them done for around £35. A holding deposit is not even compensation to a landlord who may have turned down other potential tenants. It goes straight into the pocket of the EA.
