Between Exchange & Completion : Problems?

We are racking our brains here for things that can possibly go wrong between exchange and completion. Any ideas or experiences?

We are first time buyers and not exactly sure what is happening when, guess we will believe it when we get the keys and open the front door. I am starting to complete moving out forms but scared something falls through so close to the end.... :(

It is VERY rare for something to go wrong between exchange and completion. Chill out relax and go to the pub.

    Excellent advice.

Ok, so my mortgage can not fall through anymore? That is my biggest fear, that for some reason they pull out.... then what?

but if you say it is VERY rare for something to go wrong, then I will go about on my merry way!

your lender can withdraw the offer at any time up to completion. HIGHLY unlikely as the solicitor will have requested funds.

In my experience this has never happened. The real problems are usually delayed funds from the lender or problems with removals. This only ever delays completion. I think I have seen two threads on the forum where someone has actually pulled out of a transaction.

Asking questions like this is just begging for people to tell you horror stories that in 99.9% of tansactions never happen
