first time landlady- how much deposit should i ask for?

I'm looking at renting out my spare room, and have a lady coming round tomorrow to view my place. I've said it'd be £350 all bills included a month. I'm wondering, seeing as this particular lady is only wanting to stay for 3 months, what is reasonable to ask for as a deposit?

Is there any tips anyone can give me? Ive rented with friends before, but never just me and someone else.

Any advice (especially about the deposit) would be greatly appreciated.

use a deposit scheme, if taking a deposit!!!!!

How much can she break in 3 month?

I would ask for the whole lot up front and take no deposit.

I would agree, because asking for a months rent in advance and a months rent as reposit only leaves 350 to pay.

As regards to what someone said about putting the deposit in a desposit scheme. You cant do this as she is a lodger and not a tenent.

So either offer her one months rent and one months rent as deposit or 3 months in advance and no deposit(gives her a choice then:)

gets you of to a good footing to as she can see your proberly quite reasonable and not like the landlord(rigsby) from rising damp....
    For everthing else there's mastercard.

You don't need to use a deposit scheme if she is a lodger. I'd still ask for 1 months rent as a deposit.

Sorry, I envisaged the person as a tenant, rather than a lodger.

Ask for more than one month's rent - maybe month and a half, to discourage the potential lodger from bobbying off having failed to pay the last months rent and telling you to use the deposit for that.

I'd take £350 deposit and charge her £12 a night.
