Flat modifications and freeholders permission

Hi,
We are looking at buying a flat but what to make modifications to the kitchen. This is substantial structural modifications.
The flat is a ground floor flat in a 3 story block. There are 6 flats in the block.
We understand we would need to get permission from the freeholder in order to do the work. Does anyone know how difficult this is to do and how quickly we might get it?
We don't want to delay on the purchase and this might jeopardise us getting the flat.
There is also only 73 years on the lease. Not sure if this has any bearing on us making the modifications and getting the OK from the freeholder.
