Time taken for solicitor doing draft contract?

Hi there

My solicitor has just written to my vendor's solicitor requesting the draft contract. Anybody any idea what is a reasonable length of time to expect to wait for this? I am jumpy about things and just want to get a handle on what's OK and when I might need to chase up a bit?
Thanks.

It should not take long - this "draft" contract merely involves typing the salient information, like name, addresses, price into a stock contract.

The main delay is probably waiting for the searches to be returned - until your solicitor receives these he can't go much further, draft contract received or not.

The draft contract will usually come with a copy of the title deeds (downloaded from LR - where registered) and property information forms (completed by the seller).

usual delay is waiting for seller to complete the Property information forms

Your solicitor should receive it within a couple of weeks of your vendor instructing their solicitor.

It took 5 weeks before my solicitor received the draft contract
  • Still awaiting draft contract, in week 5 and getting frustrated as no chain either side, house is empty so no problems there and no mortgage either, survey done but now stuck as cant get on with rest of searches until we get paperwork. The seller has supposedly been chasing his solicitors. Ringing twice a week now and our solicitors are sending letters but only one recieved from them over two weeks ago saying they are awaiting seller to agree covenants to be added. No chance of the hope for moving in for Easter! Aggghhhh

Was that the phone ringing......no chance, back onto the estate agents Friday.
  • but only one recieved from them over two weeks ago saying they are awaiting seller to agree covenants to be added.

This does make it non-standard. The sellers presumably are retaining some nearby land or houses and might want covenants to protect their interests. So it might be a case of getting estate agents to chase sellers to agree the covenants.
