"Quick Sale" companies

Namely this one :-

I had a quote from them and they have offered me 25% off market value. £60,000 on an £80,000 property.

All seems above board, people buying houses for cash and then remortgaging the property to release more cash for other properties.

Any advice on companies like this , or specifically this company ?

£60,000 is a low blow , but its something we might consider as they are paying all legal fees , and no estate agency fees means were saving around £5000.

Help !

    If you're considering it, have you thought about trying yours at 'offers over £65k' for a few weeks before you bite at their offer?

    Your legal fees should be £500 no more for the sale and estate agency fees would be incredibly expensive at even £2000. Saving £5k? It's less than that.

    Give your self the best opportunity to fetch more for it before you plummet from an asking price of £83k to selling for £60k!

    I have just talked about that to my other half, the problem is although the extra 5k covers the fees, it doesnt mean it will be sold within 21 days with no hastle and no estate agents - slow downs etc.. I think for a "normal" sale i would want to cover myself a little more than just what i am saving on fees as they are offering a really fast service with no pull outs or dropping the price. The price they offer when they view is the one you get at the end.

    Hope that makes sense ?

    So really the lowest i would go is £70,000 via estate agents, and its currently £75,000 anyway with no biters :(

    Just because they are claiming it is hassle-free doesn't mean it is. A favourite trick seems to be finding an excuse to drop the offer price just before exchange. Search this board for all the other threads on this subject. There are lots of stories of other problems that people have had with these sorts of companies.

    Except when I was looking at the listing it £82,995 or thereabouts? If people don't know it's on for £75k.

    To be fair I don't think their offer is that insulting but it would be a shame not to see if there is any interest at a lower price. FTBs can usually complete quite quickly themselves.

    agreed but by then you'll have lost another 3 weeks and you'll have had a load of hassle which are the things you said you wanted to avoid by selling cheap through an EA!

    Its just something more to bear in mind in weighing up if this is the right option for you...

    I just put "quick sale house buying company" into the search tool and a few came up. There were some not so relevant as well but it should give you a start...
