Thinking back to our garage conversion..

A long while back i had this thought to convert the garage as it is pretty bit and full of junk!.this got mixed reviews on here due to losing the garage but think i have it sussed..maybe the price may tell me otherwise but bear with me!
We live in a shared ownership house..the lounge is lovely BUT the garage is under it so meant getting a hole cut out of the floor and having stairs down to it..we had a builder round who was happy to do it and quoted us around the £6k mark for 95% of it. The only thing we were both unsure of was the hole in the floor..i thought the room may look odd with a banister in it and have let it due to this..then last night i spotted this in a home mag i have:

Now i'm not looking at getting a wine cellar! but the trap door is ingenious (pics on the showcase bit) and not sure why i hadn't thought of it..the only concern i have is the fire aspect..would this be a prob..can they be fire proof does anyone know?
this would allow an extra room and the option to close it off during the day while working (im a childminder). So any downsides?

Your description of the property is a bit vague, but you will need a means of escape from the garage conversion direct to external or via a hallway (not through another room) and if this creates a third storey, then the stairs to the lounge will need to be enclosed with a fire rated wall and fire doors fiitted.0

Sorry! it is a new town house so the garage is under the house (under our lounge) there would be access out of the garage/new room via a door which would be built in and it would all be fire proofed walls etc which is what our quote was for.0
