Switching Estate Agents Issue

Hi All,
I have a potential problem and wanted some advice.
I've been with my current estate agent for a number of months and haven't been happy with the service. So put in my notice and was ready to swap to the new estate agent tomorrow (Saturday).
However yesterday the first estate agent got me a viewing (the first for weeks) and they are coming back again for a second viewing today and seem very keen.
My question is that giving even if they are very interested they unlikely to make an offer today, what should I do to avoid paying fees to two different estate agents if I'm meant to switch tomorrow?

Your old agent should be giving a list of details of people that have viewed etc to your new agent to put their mark on them, so to speak.
These second viewers need to be specifically excluded from your agreement with the new agent. Make sure you tell them in writing now that these people belong to the old agent.Everything that is supposed to be in heaven is already here on earth.

Ok so even though I'll be in a sole agency agreement with the new agent I won't be liable to pay them fees if the sale goes through with the other agent from someone who was introduced before they took over?0

Yes but it's important that the new agent knows who the old one has been speaking to so that there are no arguments over who introduced who.Everything that is supposed to be in heaven is already here on earth.

Cool thanks. I'll get on the phone with the new agent and clarify the situation. Also just found out from the other half that while we're at work today they've uprooted the For Sale board from the last agent (to take frontal photos I imagine) and just left it round by our bins. So shall have a moan at them for that as I can see the first question the viewers coming tonight will ask is why we've taken the sign out from yesterday.0

Put it in writing, and get the agent to acknowledge it in writing, as well. Vital these days, as nearly everyone seems to make mistakes/forget things/deny things...0 -
Right, confirmed from the new agent that they will back away and not expect any fee if we receive an offer from the guy the first people introduced. Just have to hope an offer comes in now0
