Haggling on a new build?

Hi

I have made a speculative offer today on a new build property and they dropped the asking price by £30,000 around 14%, which I am currently thinking about

Is it worth asking them about paying the stamp duty and including carpets,flooring in the sale if we sign in the next few days. As realistically we would need this extra incentive to go ahead with the deal financially. It's also the last house type they have left for sale.

If so any advice on the best way to approach this?

    No harm in trying, but as it's the last property, don't be surprised if they knock you back.

    Sorry its just the last house type for sale, there are still lots of houses on the development for sale
