renting question?

Hi all
I'll try to keep this short and sweet.
I''ve have just agreed with a letting agent to rent a property. The guy showed us around and explained that the landlady was going to repaint and generally "freshen up" the house. There was an ant problem and a new electric shower to be installed. On the basis of this we agreed as the property was ideal and as it was advertised to be available at the end of the month we stop searching and said we would pay the application fee.
However we were then told that the house was still in the process of been purchased by the landlady but should be settled by the end of the month. (All carried out by the same agency). All the little jobs we were told would be done were still expected to be done before we move in.

If the house is not re-painted and the ant problem fixed are we still expected to move in?
I'm asking this as I feel that the house would not be ready and I don't think we should have to start paying rent until fixed up as indicated when we greed.
If it is not ready to move into we'll need to stay in a hotel so having to pay rent on top of this would really cripple us.
Just want to know what options I have incase it all goes badly. (should know more after this weekend)

    Get it in writing that your acceptance of the tenancy is dependant on A, B & C being completed by x date. If by X date the purchase hasnt been completed and A, B & C sorted, you require all fees and moneys to be repaid and you wont take the teancy.
