Potential roof problem before exchange - help!

I have had my offer accepted on a house and the solicitors are now working through the paperwork. As I’m a FTB, I took a more experienced friend with me to view the house again (after the two viewings that I have already done prior to putting in the offer) before exchange. He noticed a few cracked/broken tiles on the roof and they give light when we went up the loft.
The house was built in the 1930’s/40’s and still has the original roof from then. So now I’m quite worried that the roof may need replacing which would be quite a costly job.
I only had a basic survey done and it provides not a lot of comfort in this area. Should I be worried? Should I get some builders involved to have a look? Or another more thorough homeowner’s survey?

Get either a builder or a surveyor to give it the once over for peace of mindIf you can keep your head when all around you are losing theirs, its just possible you haven't grasped the situation0

Don't exchange until you are happy about what its going to cost to sort it out. You can apply for a "works needed" deduction of up to £2k without changing your mortgage offer. Doesn't mean the vendors will give it to you but its worth a try.0

We did this after our survey showed problems and managed to get 4.5k off the agreed price which will be given to us by the vendor when we complete. So definately worth a go- make sure u get it in writing at exchange!0
