Buildings Insurance on A Leasehold Flat

Just been told by my solicitor that it is not included in the service charge and that it will cost £100 a month, which seems a bit much. Is there any way round this or do I just have to pay whatever they say?

    That's ridiculous. Obscene in fact. Are you sure that isn't a year??

    £100 a month?

    That's more than the whole service charge I'll shortly be paying, which includes buildings insurance. I would ask your solicitor to find proof of that - hey, any MSE user could find buildings insurance for the year for that!

    I'm going to ask for clarification, it seems very high to me though being a FTB I'm not well up on these things so thought I'd ask and try and gauge what would be a reasonable amount, it seems that £100 a month certainly isn't!

    Do you think that £100 a month is a definite mistake?

    Yes. The block that we own the freehold to is just under £100 a flat a year. I'm a moneysaver so we've shopped around for that but I wouldn't expect more than about £200.

    My entire 1820s detached house - buildings and contents with bells and whistles from a premium provider is £440 a year.
    Everything that is supposed to be in heaven is already here on earth.
  • I've spoken to my solicitor who says that as far as he knows it's £100 a month! He says that insurance is higher for flats as you have to take into account the neighbouring flats. He acknowledges that it is high though and is raising it as a query
